Blue Sky, Green Pool

Blue Sky @10.45 am 08/10/08, Garden Yard between Block A & B...... ah so nice....(not New York 5th Avenue la !)
Green pool....yuk! Wonder how much the cost of repair will be this time as according to Mr. Eric of DG, all the 3 pumps + 1 propeller are not working. Any suggestions on how to have a proper upkeep of the pool at reasonable cost?

The view is so nice between on the Garden Yard ( between the 2 blocks).
Actually the landscape in our condo is very nice compare others nearby. It just that some of the people do not know how to appreciate what we are having. The worst case is, these people probably comtribute to the mess to our lovely envirolment.

Regret to know that the swimming condition is so bad. As share, probably we need to look into controlling the entrance to the swimming pool.

it is smart way to make the residents share the management their own jop. what the election was for then?
why don't you quit if can't handle your problems.?
the management take 95 RM monthly from the apartments owners (For services), can any body explain what kind of services , its more than 70,000 RM per month and less than ONE MILLION RM anually. I think you can buid further buliding instaed of repair THE DIRTTEST POOL IN Malaysia, can't you?
further more, to be honest, it's not only the pool, what about GYM?
SAUNA? ELECTRICITY ( the lamps) ????????
All Lamps at that dirty pool doesn't work!!!!!!
COst that much alsoo???

the elevator ..... when one of them broke down , it takes a week for repair !!!! while it supose to be one call and one hour only.

MY suggestion is:
why don't make all malysian people share us their opinion ??
HOW???
its easy , Some Photos will be taken for that dirty pool and other facilities and send them to the newspapers..
who bet me it will win the 50 RM???

Dear Mr. Khairol,

Tks for yr comments. Pls do not have the impression that the JMB is directly "managing" this place. The JMB's role under the "Building & common property Act 663 is merely as an interim body prior to the obtainment of 25% of the strata titles by the unit owners. There upon only the "Joint Management Commitee"(JMC) consisting of 100% membership of the unit owners shall be empowered to act according to the law.

The JMB members are like you and me. We suffer what you suffer and all of us have our other jobs and responsiblities. As in all voluntary jobs, we have our limitations and constraints. As it is, we have nothing in the bank account as all the money is still with the developer and we are only willing to accept a properly AUDITED account which itself may take few more months. Meantime we can only hope that ALL residents will cooperate and duly pay up their dues to ensure the management company has the money to pay for all the bills.
(Averagely only about 65% of resident pay the Fees.(Please view the Income & Expenditure Statement for period 1/1/08-30/06/08 at the notice board tomorrow).

Please be assured that the JMB is looking at all possible avenues to improve OUR living condition and we really appreciate feedbacks from concerned residents like yourself to achieve this goal.

Dear Khairol,

Easier said than done. And, hope there are more people that can think like you at Idaman Sutera. But sad to say it does not happen at Idaman Sutera nor any of the condos or apartments in our country. When come to volunteer to manage the facilities, lots of the residents/owners only willing to take a back sit rather than be at the driver's sit.

And, yes on paper if every residents pay RM95 monthly, the management will have more than RM70K or at least RM1 mil annually. That is if everybody pay on time and at least two months ahead. But again that does also not happening.

p/s - Dear JMB members, I would like to nominate Mr. Khairol (provided that he is the rightful purchaser of Idaman Sutera Condo as stated in the S&P Agreement) to be taken to the office as a sub-committee member. We need people like him to spark our activities. If no oabjection, Mr. Khairol, please submit your name, contact address and number to the JBM Chairman.

Wish that I can win the RM50 coz JMB members are not paid a single cent to be in the JMB.

Dear Mr Khairol

Thank you very much for your remarkable comment on the manangment and maintainence of our condo.But... before you go any further have you notice that in Kuala Lumpur our condo management is collecting only RM80 per mth for maintainence and RM15 for sinking fund.That is the cheapest in town equivalent to 0.095 cents per sqft.While other condos' around here is 0.12cents per sqft.Do you know what is the purpose of sinking fund.Have you seen the total amount of defaulters.Have ever even took the initiative to look into the management cash flow.I am willingly happy to quit from the JMB if you can do miracles to improve the situation as soonest possible.Please Be My Guest...
For the voulantary work that we do and the personal time we sacrifice.Sad to say we do not even get a compliment from anybody.But people with very short sighted like you condeming the JMB.Please joint the JMB.I will be happy to be the one doing condeming.After all is easier said then done.I bet you I will win more RM50 then you.

Hi Guys,

No point arguing here. JMB has and will continue to perform to her best.

All things have their own life-span. If used properlly, they will last longer.

Like for example, electrial motor pump. The normal life-span of a electrical pump is around 5 -7 years. But if things got stuck in the pump and not discovered early, it will overload it and will be damaged easily.

I know to control entrance to the pool is difficult, but at least have someone around to monitor the situation. People are bring plastic bags to the pool. I think those bags must have gone into the circulation system and jammed up the pump.

It not easy to maintain a condo where you have these uncivilminded people around. But i would like to suggest a tougher enforcement. I hope our security guards are up to the job. For what i can see, they just sit in the guard house or standing around doing nothing. By the way, do they know what they are suppose to do? Is their scope of work spelled out clearly?

It's quite surprising and displeasure to know only 65% resident pay the maintenance fee. What about another 35%. Are they not pay at all or just latepayer?

and the bad news is that, i heard that some of those children got some skin infections!!

Dear En Jamal,

Now that JMB has been successfully established, i think its time to help and assist our residents and tenants.

Is JMB allowed to establish sub-committees? Since there are some many committee members, maybe they can lead some sub-committees on maintenance, security, welfare, and most important on overdue maintenance fees from owners.

I must say that 65% collection rate is quite low. If the owners do not want to pay despite numerous "warnings", then i think the only way is through legal means. It is very unfair for those who paid promptly.

Hello Brother Khairol,
The new JMB has only taken over from the previous management since 1st October 2008. Please give them time.
About the swimming pool, I think the JMB should enforce regulations concerning the dress code. Everyone should use proper swimming attire complete with hair cap and take a shower in that attire before entering the pool. This is to prevent body hair and linen from clothes getting into the pool and damaging the pumps. Sad to say, I have never seen this regulations being enforced. The most shocking thing I saw is that someone jumping into the pool with robes on.
As for the rental, it's not the JMB who decides. I think you should talk to your landlord and ask for reduction or else move elsewhere.

Dear Everyone,

Thanks for yr comments, feedbacks criticisms, suggestions etc. I really appreciate it.

I have noted some good suggestions and comments and shall bring it up in the next JMB meeting.

For the moment,we ask for everyone's patience and understanding during this transition period (old management to JMB) and hope civil manners to prevail so as not to jeopardise our good relations.

Meantime, should anybody require urgent attention, answers or complaints concerning the common properties/areas, please contact directly to the Management Office at tel: 40215898/016-9186561 MR. FAUZI(Building Manager). He would be able to satisfy yr queries especially on technical/engineering matters etc.

it's easier !! don't you think that!!

and I promise you that it will the scandal of the year.

I cant beleive that dirty pool still open for everybody untill this moment. No body care , they dont care to luck the door at least ..

Dear Khairol,
Mind you that the JMB was official established sometime in June/July 2008. JMB took the management from Medan Idaman only Sep/Oct OF THIS YEAR. 2008. And, yes JMB know their responsibilities but there also lots more for the JMB to learn especially in managing a residential building. It is not an easy task but someone has to do the job.

It is not fair or justified to put all the blame to the newly established JMB. If we want to talk about paying the management fee, the only thing what can I say is how about the rest of 65 % of the residents that doing the same thing. As for me, I’m still paying the management fee although I’ve no longer stay at Idaman Sutera. To think about it, WHY SHOULD I EVEN BE BOTHERED WITH ALL THE PROBLEMS IDAMAN SUTERA FACING, or WHY THE HELL I WANT TO BE PART OF JMB MEMBER.

But, I was once a resident there and still own a property at Idaman Sutera. As such, I have every right to know what’s happening within Idaman Sutera and take the task to be a member of JMB, and help my fellow owners/friends to protect OUR PROPERTY.

Dear Khairol… the keyword here is OUR PROPERTY. As the rightful owners of Idaman Sutera we have every right to protect OUR PROPERTY TOGETHER rather than leaving everything to JMB (this is also consider as an excuse). And, since you are also very concern about your right and what happened to the money that you pay every month, you should be closed to JMB and provide ideas on how to elevate the services within Idaman Sutera.

p/s – From the NST article about stratified living, it said that JMB’s role is temporary (I could be wrong), and will be superseded by the Management Corporation (MC). And, before an MC is formed, the JMB can form a JMC (Joint Management Corporation) comprising the developer and OWNERS (within a minimum composition of 5 and a maximum of 12). Its members, including the Chairman, Secretary and Treasurer will be elected at the JMB’s annual general meeting and will hold office for a maximum of three years.

Million dollar question – any VOLUENTEERS from the OWNERS to be in the JMC, especially those who are very concern where their monies have gone to.

Please , the swimming MUST be embty of WATER as soon as possible Like TODAY, because the MOSQUTUE has started to increase very fastin the meantime we have been warning that there is DINGY VIRUS prevalent nowdays, which transmitted by MOSQUTUES.

DINGY VIRUS Causes severe FEVER leads to lose of body fluid and could be fatal.

Please empty the pool very fast Or put some chemicals that kill the eggs and inhibit the mosqitue reproduction and multiplication

By today, there are thousands of mosqitues in my house, near to the swiming pool, and tens of mosqitues were trying to eat me in my car these morning.

Hello everybody,

DINGY VIRUS In Idaman sutera. Dingy is new resident of this very clean and secure condo. so when you rent an apartment here, they should write in the agreement that the Dingy is included in the service that the management provide.


Really I don't know what I’m writing as I just heard that many cases of DINGY in our beloved building especially block C.

So why don't you empty this pool in order to stop a thousands of MOSQUTUE from visiting us every second. I can't sleep and my kids as well.

I think the management will empty this pool after an investigation from the ministry of health or what?


please take serious action on this as last comment came from mr khairol one week ago and no action yet.

You are referring to DENGUE or DINGY. Both have a different meaning.

Anyway, if you have prove that there are mosquito lavas in the swimming pool, please bring them to the Management Office or to JMB attention. File a proper complaints against them rather than putting up a provocative statement.

Dear All,, please be careful!!

I read in the news that 4 people just died due to DENGUE virus and our respected managment promise to clean the swiming pool maximum by 31 of Decemeber 2008 if i'm not mistaken but the pool still dirty as usual. so would you please take any action for that. the government spent alot of money in order to kill the mosqitue that transfer the DENGUE virus to us, while the swiming pool of idaman sutera is the best farm and home for this kind of insects. please do a fast action before we get infected with this virus as you are the operator of this condo.

other wise i will be the first one to send this pictures to the press to show them what happend over here. heheheh just kidding
